Strengthening of rapid incentives by introducing ‘advisory method (Fast Track)’ to existing planning method
- Reflecting the high public response to the rapid integration plan and the expected increase in demand due to the relaxation of regulations related to maintenance such as the relaxation of safety diagnosis, improvement measures are prepared and promoted
- Areas with plans such as resident proposals or district unit plans can shorten the planning period through fast track (consultation) without ordering planning design services*
* Areas without plans will proceed with the planning method as before
The method of selecting redevelopment candidate sites, which used to be conducted through a public contest once a year, has been changed to ‘regular application’
- Applications for redevelopment sites can be submitted to the autonomous districts at any time, and the Seoul Metropolitan Government holds a selection committee once a month (the third Thursday) to review and select sites.
- Priority review of disaster-prone areas such as flooding history, semi-basement areas, and areas with high resident willingness to participate
Strengthening the criteria based on residents’ opinions when selecting candidate sites to ensure that ‘residents’ opinions are given top priority’
- In quantitative evaluation, the points for areas with a 50-70% approval rate are increased to a maximum of 15 points, and the points for areas with a 5-25% disapproval rate are strengthened to a maximum of 15 points, and candidate sites are excluded if there is a suspicion of speculation
